                        • Periodic Written reports will be sent to the Landlord highlighting any areas of concern noted during our inspections.
                        • Contract for minor repairs up to the amount of reserves using professional vendors. Provide Landlord with written estimates FREE OF CHARGE for any repairs over the reserve amount and contract for those repairs after receiving Landlord’s written permission and acceptance.
                        • Professional screening of tenants with credit checks, landlord and employment verifications and criminal background checks. If we feel there is a concern about a potential tenant the Landlord will have the final decision.
                        • Collect, deposit and dispurse all rents and security deposits. Pay all monthly bills including Rental Tax, HOA dues, Landscaping/Pool services and Pest Control if desired by the Landlord. Provide you a comprehensive financial report each month, plus a year end report and a 1099 for tax purposes. We also require per our lease agreements that all rents be paid with certified funds or money orders. This insures that your proceeds are sent to you in a timely manner and completely reduces the problem of Insufficient fund checks
